The online world has revolutionized the way real estate agents market.  The overarching question has become how are realtors actually using this awesome power?  Most realtors already have a website is some form or another.   They have some content and some basic design and soon their website address is everywhere from business cards to lawn signs.  This result is an obvious one, their clients and potential clients alike end up viewing their website.  Seems like a great marketing technique.  Or does it?  In this day of technology, most realtors websites have complete access to MLS listing information, and even referrals from other realtors.  So what is the actual end result of having your website?  Once you have analyzed click-through rates shows that a majority of prospects get all of the information that they need from the website and never call the realtor.  It becomes interesting that the website is so informative that these people no longer even need the realtor.  This not only means that the website isn’t helping, but it is actually hurting the overall success of the realtor.

What every realtor needs to do is change the paradigm of what their website is really for.  Website should create new prospects for you, not reduce current prospects.  This means that your website needs to support every aspect of your business and integrate it with your other marketing strategies.  Here are 3 suggestions to shape your website into a fully functioning, prospect-pulling machine.

1.    Understanding Your Goals

A large majority of all real estate websites are very large websites that are full of information and tips for the visitors.  The need to create a professional feel and provide a level of value for the visitors who are browsing the listings and area information.  However, the goal of the website needs to be lead generation.  If someone searches your website, finds what they want, and then leaves, then the website did you no good.  You must understand how to generate quality leads from your website.

2.    Including a Strong Call to Act

Once your potential client is on your site they will do one of two things.  They will wander around your site finding what they need or they will do as your website directs them to do.  This is why a call to action is imperative.  It can be as simple as “Pick up your phone and call me” or “enter your email address for more information”.  They must be stated clearly and with purpose.  You cannot expect your prospects to do what you want them to do if you do not tell them what you want from them.

3.    Get Noticed

For a real estate website to become a popular source for information, it must sell itself and get noticed.  This is easily the most important part of your website marketing plan.  It doesn’t matter how great your website is, if no one ever sees it.

If you follow the first two tips, then your site will get better conversions.  If you follow tip 3 then you will continue to grow your incremental ling-term business.
